Office Building Utilizes Winslow Geo Anchor and Smart Floor to Cut Cycle Time in Half

PLEASANT HILL, Calif. (May 4, 2005) Pacific Housing Systems, Inc.™ today announced that its Smart System™ would be utilized in a commercial building to be built in Williams, California (60 miles northwest of Sacramento, CA). 36 Winslow Geo Anchors™, which each carry a 50-ton load capacity, and eight sections of the Pacific Housing Systems' Smart Floor™ will be included in this 4,200 square foot structure designed primarily to support a physicians' office.

Ray Youmans, principal of the group developing the project, ICG, said, "The use of the Smart System was key in our development, as we cut our cycle time of development in half. In addition, our future liability will be mitigated dramatically, especially in terms of the foundation portion, where our alternative was either a slab or even perimeter foundation. We are extremely excited to use the PHS products."

Jim Winslow, CTO of Pacific Housing Systems noted, "The water table in this area is nearly two feet high, so the initial plan was to use driven piles, or pour-in-piers with caissons, which would have taken at least three weeks to install. However, by using the PHS Winslow Geo Anchor for the foundation together with the Smart Floor, which both install together in less than one week, it was extremely attractive to the developer, as we not only delivered a superior solution, but basically cut the installation time in half - even in these difficult soil conditions."

Winslow Geo Anchor
The Winslow Geo Anchor is a rotary installed steel anchor, with single or multiple helix coils welded to an internal steel column, which provides exceptionally high compression and tension capacity in unstable soil. The Geo Anchor provides significant reductions in concrete and steel reinforcement, spoils, and time of installation when compared to the above-mentioned traditional approaches.

The Smart Floor
The Smart Floor is a "raised floor" constructed of light gauge steel and 1-1/8 inch plywood decking. Its steel rim acts as a structural grade beam, allowing it to span and bear a wider area of any ensuing load, dramatically reducing the number of any potential piers used. It is manufactured off site to specifications. The factory environment removes potential weather problems and attaches quickly to the Winslow Geo Anchor foundation. The floor is built in the controlled factory environment while the grubbing, grading, spoils and foundation at the site are in process at the construction site providing a major cost savings.
