Anchor Provides Significant Cost Savings as Alternative to Driven Piles for Condominium Project Located in High Water Table Area
PLEASANT HILL, Calif. (March 10, 2005) Pacific Housing Systems, manufacturer of the Winslow Geo Anchor, today announced it would begin supply and installation of 440 Winslow Geo Anchors for the third phase of the Willow Park Marina development on Bethel Island (near Stockton, California). When completed in the next three - four months, a total of almost 1,100 anchors will have been installed, providing the foundation for over 60 condominium units being built in an area with an extremely high water table.
Jim Winslow, CTO of Pacific Housing Systems said, "The entire area surrounding the Stockton Delta has an above-average water table and conventional foundations will simply not work. Traditionally, builders have gone to either driven piles, post tension slabs, or pier/grade beams in these situations but, with the factors involved in pouring a lot of extra concrete or driving piles, the developers wanted an alternative that would not only provide a superior-engineered system, but also limit the risk of future liability that could result from slab breakage, pile failure or mold."
The Willow Park project is part of a larger plan for Bethel Island outlined by Mariner Estates, LLC. In addition to the condominiums, a marina, shopping mall and golf course are scheduled to be built in the next few years.
Robert Heisler, president of B & D Construction and the general contractor of the project, noted, "The homeowners on Bethel Island were naturally concerned about the complications large construction activities usually bring like noise and inadvertent damage to adjacent structures. Our choice of the Winslow Geo Anchor mitigated much of this, as the installation is significantly more quiet than driving piles, and produces no vibration that would affect any other unit."
Tom Richards, president of Pacific Housing Systems said, "Many builders avoid multi-unit projects because of the liability and hassles involved in dealing with homeowners associations. In addition to saving nearly 40% on materials, we installed 80 anchors in less than a day during phase one of the project. And, that not only reduced the labor per unit by nearly three weeks, but made the homeowners extremely happy in terms of getting the job done much faster - a performance that secured our participation in the next phases, and produced a reference site that will stand for many years."
